Project Overview:
When first time developer, Lee Moncho, needed a construction manager/advisor to work with him and his design professionals through the early design decisions, constructability issues, logistics and cost estimating, he turned to Central for preconstruction services.
After the completion of the preconstruction phase, Mr. Moncho decided to retain Central as the construction manager for the execution of his New Medical Office Building located at 261 East 78th Street. The result is a modern medical office building of six stories and 15,000 SF.
A highlight during preconstruction: Central was able to do cost and constructability analysis, comparing the advantages and disadvantages of a "cast in place concrete structure" versus "steel and concrete" versus "concrete plank". Ultimately, the decision was made to use concrete plank due to its ability to clear span. The resulting structure is a columnless building.
